REI of Virginia will be hosting the Tuesday, April 26th, City Council Candidate Debate. The debate will take place at Corned Beef & Co., 107 S. Jefferson St., Downtown Roanoke City from 6:30 pm to roughly 8:00 pm.

This is one of the final debates before you vote for your favorite candidate. This is a public debate and everyone is welcome. The questions all pertain to business, jobs and real estate related issues. The media has said that the candidates are very similar and dont have many differences. The debate questions were designed to draw out the differences so you can select the candidate that most agrees with your perception on how Roanoke should operate. 

This year we could coin this election as the neighborhood support election. The candidates have, more than previous elections, made it crystal clear at several of the debates that they all whole heartedly support the neighborhoods. Time will tell if that comes to fruition. At this debate were going to find out if they show the same love for business. 

A couple of the highlights that have happened so far in the election include all of the candidates stating that they supported Roanoke City being a Sanctuary City for illegal aliens but several rebutted. They also all took a firm stand against a Roanoke company called SafeSide Tactical who legally and constitutionally sells guns. Were going to find out what other businesses they dont support if there are any and what types of businesses they encourage in the city. 

There are lots of great questions at this debate that will differentiate the candidates. The candidates are going to give you their ideas on neighborhood blight in some of the low income neighborhoods in the city and how to fix it. Do we focus on stronger punitive methods of forcing compliance with state codes or are there positive reinforcement solutions? Is the city taking part in corporate welfare or do we need to give handouts to get jobs?

Both businesses and the citizens have been burdened with higher tax rates over the past few years while times are still tough for most. Do our candidates have any ideas on what we can do to prevent future tax increases or do they have plans to repeat the actions of the past? 

Were looking at the future of Roanoke at this meeting and making plans to undo damage from the past. Our candidates have ideas on bringing more jobs to our community and they are going to give us some hints on how they plan to do it. 

This is expected to be one of, if not the largest, debate of the election. Dont miss it! Get there early so you can get a good spot. The room will hold roughly 150 people maximum. We will start at 6:30 pm sharp.

Lots of hard work from our membership went into producing one of the best residential leases in the Country. It took hundreds of man-hours to complete. 
 
It all started out with a series of meetings we had with a comprehensive lease. We added every clause we could think of and we went through these clauses line by line as a group getting our collective experience on each and every clause. Some we deleted, some we modified, some we kept. 
 
Each of these REI meetings were packed. Everyone wanted to be involved. They were a goldmine of education. 
 
At that point we had a solid rough draft. We then passed our lease over to one of the best Landlord Tenant lawyers in the state for their review. We had several pages of suggested changes. So we set up a committee of seasoned landlords to get together from time to time and make these suggested changes as we saw fit. 
 
We now have the REI of Virginia lease available. There may be some minor formatting issues that you can easily modify on your computer as each computer sees something a little different. 
 
Lots of people have been contacting me regarding how to get the REI Premium Member Lease. Ill answer everyone in one shot here.
 
Its time for REI of Virginia dues again this year and what weve been doing is once dues are paid to Eric, he gives me a list of who paid. I move those who have paid over to a 2014 REI of Virginia Premium member file in my bulk email software and once a week I bulk email all of the new members as they come on a copy of the lease and HUD lead disclosure that you legally have to include with every residential lease. 
 
There are a couple ways you can sign up as a Premium REI of Virginia member. One is you can wait until the next meeting and pay Eric then. The other option is that you can email Eric and he can send you the address to make payment. Erics email is easchmucker@yahoo.com.

I don't have time to write much right now. I hope you all have a few minutes here and there to put some time towards looking into what happens to real estate in periods of inflation and deflation. That article I wrote and the link provided is essentially a beginner crash course on the subject. It was very well received as I had at least 60 emails from our members regarding the subject. 
 
If you read it and were able to understand it you're a long way there. If you didn't you are more than welcome to ask me questions and I'll help bring you up to speed. Once you understand the impact of inflation and deflation you are armed with one of a few tools needed to read the future in our industry. Other tools include understanding the impact of population fluctuation, the basics of supply and demand, and cycles that happen over and over in our industry. 
 
Educated investors win in times of uncertainty. They win big. And everyone else loses. This group is all about making ourselves money through our collective knowledge. We hit it on every angle. It's essentially an ongoing masters degree program for the intellectually superior. And it's fun so it doesn't even seem like we're learning. 
 
This week we're going to have our vendor style meeting with a local rep for Cox Home Security named Laura who will be talking about their product for your own home and or middle to upper class rental properties as an upgrade that can potentially justify higher rents.
 
Essentially their product isn't only an alarm system that can send you photo and video of what's happening at your house but it also can help you save money by setting up rules for lighting and heating that can be managed right from your smartphone. 
 
Come on down to our weekly shindig and spend some time with some good like minded people to listen and participate in our weekly entertainment / educational meetings.

First let me give thanks to our President Andy Stowasser for doing such a great job with setting up some really informative and fun meetings. It's not an easy job, I know that from personal experience. 
 
This week he scheduled a meeting called Landlord Nightmare Stories. In this meeting we get to talk about the worst or most interesting things we've individually bumped into as landlords so we can learn from each other. It helps to hear what kinds of problems other landlords have encountered so you know how to handle it when it happens to you.
 
Did you have a con artist nightmare tenant put you through the ringer with the judge while they shacked up in your place and got free rent for months? I have an outstanding wholesale deal for you of which I will sign our closing documents as Power Of Attorney. The property is owned by Macher Properties. 
Money is needed quickly so this apartment building is being sold far below value at $110,000. The owners loss will end up as your gain.

Property Address: 502 / 504 Day Avenue, Roanoke VA
Number of Units: 4 / 2 bedroom units

If this house was remodeled you would be renting to doctors and lawyers at that location. Right at the bottom of Millers Hill. The house is about one third larger than any house in the area. Check the recent sale prices of the property on Millers Hill that has had a complete rehab. I estimate approximately 50 to 60K could be spent on 502 / 504 Day to make it one of the nicest houses in the neighborhood. I estimate the ARV to be 300K or above. When the market turns around 502 / 504 Day will be a half a million dollar house.

Roanoke VA Real Estate Investors Meet Up

Wow, sure was a big group last Tuesday. Looks like we're starting to get to the capacity of that restaurant. Not sure exactly what we are going to do when we outgrow El Rodeo. Going to have to be a pretty big restaurant to be able to hold all of us. We can probably hold 20 or 30 more and we'll be at maximum capacity. 
Looks like we definitely need a sound system now. We're working on it.... Very hard to hear on the other side of the room.

What a great meeting we had this past Tuesday. We had Kathy Caldwell and Paula Bussey as guest speakers from the Bank of Botetourt. So did you know that we had a Republican Party in Roanoke City? I never hear anything about them until a year or so ago. Does that indicate poor present leadership? Why can't they get even a single Republican in office in the city? Do they even have a Public Relations campaign in place to point out the parties position on various issues? Every single city council seat and the mayors seat is held by the Democrat party which I would normally say was impossible. It's important to have at least some balance.

Hi Everyone,
Two things: Agenda and a New Health Care Provider In Town! Business or Individual...
Agenda:
Wow, fantastic meeting last week from our member Eric Schmucker. I love to hear the way other successful investors set up their operation and obtain money. Always gives me some ideas. I'm ready to step up my game some and my bank is going to help with funding to do so. Eric has motivated me to get off my you know what and start really making some stuff happen. 10 - 12 houses a year sounds like a reasonable unobtainable number that I will try to touch. I could probably swing 9 or so though. I normally buy the multifamily ones so they are big and rehab takes a little longer because I like em boarded up and falling apart. Got to keep the guys busy and food on the table. 
Things are looking good for the upcoming dry season. Winter is on it's way. Properties are dropping like a rock in the low income housing market. And they will continue to drop throughout the winter. Now remember some points from another one of our favorite speakers nationally known Ray Alcorn. Funding is expected to be tight between the years around 2012 to 2014. We're almost there. Got to pay off debt, look financially strong and have access to money to get through it if you intend on growing your company during that period of time. 
So this Tuesday as usual we have another great "Show". Many of our members have requested some talk about leases and our member Larry Moore got his lawyer to stop by and throw out some pointers. Larry has one of the strongest leases I have seen and the guy who wrote it is Ross Hart from Hart & Hart Attorneys, Ltd of Salem. 
On a side note.... Ross is on the board for Legal Aid and his wife works there as well. Ross runs his leases by legal aid to make sure it is something they will not want to challenge!  Ross AKA Leasing Expert. The best in the business on leases... 
So....  clearly you don't want to miss this meeting.

Good morning,

We received some great news yesterday when the Roanoke City Council UNANIMOUSLY signed off on city planners recommendation to choose our neighborhood as the next target area for a Community Development Block Grant, funded by the Department of Housing and Urban Development.

The target area encompasses pieces of Mountain View, Old Southwest and West End. Funding, estimated at $2.5 million annually over the next three years, is set to begin July 1, 2012. Between now and then, City officials will develop a Neighborhood Revitalization Strategy Area plan, and we will be working closely with them and our friends in Old Southwest to help develop the plan.

We had a great meeting last week with Carla Bream who is running as the Republican Candidate for the Roanoke County Commissioner of the Revenue. The Republican primaries are right around the corner for the next election. Voting in the primaries is on the 23rd of this month. The two candidates that are running to be on the Republican ticket against Senator John Edwards are Tripp Godsey vs. David Nutter. 
And our special guest speaker for this Tuesday will be Tripp Godsey and Greg Aldridge from the Roanoke Tea Party. Tripp is a solid conservative who has the support of the tea party in this upcoming election. 
After what happened today with the stock market crashing due to our politicians lack of ability to be fiscally responsible, it is more important than ever to carefully select people on a local, state and federal level that realize that they don't have an endless supply of wealth to take from the tax payer as they wish.

Having a friend that will help us stop the ongoing anti landlord related bills that keep getting introduced each year would be fantastic. Someone who will not only help us on the defense but will also help us take an offensive stance to repeal unconstitutional and unethical bills is what we need. 
Growth of small business and confidence in the future = JOBS. It's that simple.
We will also get to hear the details about Agenda 21 which is a comprehensive long term plan of action that has been taking place over the past few years. The government wishes to concentrate the population in cities while buying up the rural real estate with tax payer money. And through things such as rezoning, not allow people to live in these rural areas anymore and focus more on what they call "sustainable development". 
The implementation of this program is now underway. Conspiracy theory? NOPE. It's reality. Come and hear factual and undeniable details on this major real estate grab by the government this Tuesday.

I was told the meeting last week was fun. Unfortunately I had to miss it due to another meeting I had to attend to work with the police, neighborhood association presidents and store owners to attempt to develop some solutions to reduce crime in my neighborhood. 
This week our special guest speaker will be Republican candidate Carla Bream who is running for the Roanoke County Commissioner of the Revenue. 
The position involves:
The County of Roanoke Commissioner of the Revenue provides fair and equitable assessments for taxation as set forth by the Code of Virginia, Title 58 on Taxation and the Code of Roanoke County as adopted by the Board of Supervisors. The Commissioner of the Revenues office is responsible for:
  • Assessments and audits of individual and business personal property.
  • Issuance, renewals and audits of business licenses.
  • Real Estate Transfers and Real Estate Tax Relief administration.
  • Assistance and processing of VA State Income Tax Returns.
  • Assessment of Bank Franchise and Public Service Corporation taxes.
  • Administration of excise (trust) taxes.
Additional Responsibilities
The office also maintains the Real Estate Land Books, Personal Property Land Books, and collects prepared food, beverage and lodging taxes. The Commissioner of the Revenue is a constitutional officer elected by the citizens of Roanoke County to serve a four-year term.
Carla is presently a reporter for the Roanoke Star-Sentinel and runs a marketing firm. She is also the president of the Roanoke Valley Republican Women, on the board of directors of the Virginia Federation of Republican Women and is on the executive committee for the Roanoke County Republican Committee.  Sounds to me like Carla is really on the ball.

Hi Everyone,

We had a nice meeting last week with "extra" special guest speaker Yours Truly on junker property : - )  

This week we are going to have another fun one. Our guest speaker will be Mark Page, owner of Page Appraisal Inc. Mark will give a general overview of the process of appraising property and will give us some insight on what repairs to do to a house that will give you the most bang for your buck and what not to do. Important stuff to know.

El Rodeo is the place, 4017 Williamson Rd, Roanoke, VA is the address and Tuesday the 1st, 6:30 - 8:00pm is the day. 

Another announcement is that the Solid Waste people are meeting with the Roanoke Neighborhood Advocates and other people in the neighborhood associations this evening at 5:30 in the Municipal Building Room 308. 

The topics of discussion will be:
- Where the big blue trash cans should be placed and what constitutes the front yard where they can't be
- A few other things
- And a review of my application of appointment to become a Roanoke Neighborhood Advocate. We own half of the property in Roanoke and it's important that the RNA has someone there who can provide the landlord perspective on things so the city can make plans that will work for everyone. 

Solid Waste head honcho guy, Billy Bashum told me a few weeks ago that he is planning on working on rewriting the city code with the city attorney and he was going to talk to the RNA about it in a couple weeks. I am thinking that this is the meeting that they will be talking. I called him back on a number of occasions and he has not returned my phone calls. The topic of discussion that he told me was they were going to discuss giving the bulk trash fines to the tenant if the landlord could provide the required information. But the "landlord would still be ultimately responsible" for the tenants disregard for the city code. It looks like we're about half way there but this ultimately responsible stuff is not something that anyone in our group that I've talked to finds to be acceptable. As a matter of fact, landlords being personally responsible for any other persons misdoings is absolutely unacceptable.

If any of you can spare a few minutes of your time it would be good to go to this meeting this evening at 5:30 in the Municipal Building Room 308. That's the building next to the courthouse.

Hi Everyone,

We had a fun meeting last week even though Court Rosen didn't show up. Lots of good conversation relating to what direction our group will take in the fight for our rights and the attempted end of the government tyranny over and the negative image on our industry. Landlords are most often the one to blame largely due to the general publics lack of education pertaining to the legal limitations that we are bound by. The reality is complaints directed at landlords most often are misguided and are a result of laws the government has passed in a pro tenant state of which we have no control. 

I am pleased to announce that I have submitted the application for my appointment by the city council to the Roanoke Neighborhood Advocates. The Roanoke Neighborhood Advocates are a group of 13 members, 7 of which are appointed by the City Council. Their primary duties are to act as a liaison between the Roanoke City Government and the members of the neighborhood groups throughout the city. 

I expect that I will be chosen to be appointed as a RNA because I am unaware of any investor on the board and the stats show that over half of the property in Roanoke is investor owned. If they don't have someone on that board that represents investors in Roanoke they will be sending a clear message that they are uninterested in the investors perspective on real estate in Roanoke. 

We have a fantastic meeting for this Tuesday that our friend Bob Clement set up. City Manager Chris Morrill wanted to come and talk with us. As you may know, Chris is the key guy for the development of strategies and implementation of programs that the city council wants. He is responsible for the city budget. Developing a plan of action; what should be cut, what should be funded and all day to day operations. His master plans then go by the city council for approval. 

I'm really looking forward to Chris coming to visit with us so we can let him know about some of the concerns of investors in Roanoke so we can work together to develop a good plan of action to resolve them. This will be one of the key meetings of the year so make sure you're there.

We had a great meeting with Ian Shaw from Roanoke City zoning last week. Ian seems like a real nice guy and willing to work with investors on zoning related issues. Apparently code enforcement has a few misunderstandings about the laws pertaining to zoning related issues that we should work on getting straightened out.

This week our special guest speaker will be City Councilman Court Rosen. Court is going to talk about various issues pertaining to Roanoke Cities real estate holdings and future plans for the city. All big picture stuff that REI of Roanoke would like to be involved with.

I would like to see REI of Roanoke sometime in the near future start planning a major renovation of one of the buildings downtown and would love to hear that the city will fund the project via the sale of municipal bonds. We could also take advantage of facade grants, parking lot / landscaping grants, the tax abatement program, the development fee rebate, the fire suppression retro fit grant, the water, fire and sewer hookup rebate, rental property investment grants and historic rebab tax credits with non secured financing at the completion of the project by the VHDA.

Don't miss this next meeting. Once we've secured non profit status, REI members who wish to be involved will be paid via construction management expenses to assist with the project once we get it underway. We're right at the inception stage right now and are digging for the answers needed to get it kicked off and it's a good time to get involved on the ground floor level.

We had a great meeting last week with police chief Chirs Perkins. Some interesting things are coming including the software they are purchasing that will pinpoint crime locations, code enforcement violations and solid waste violations. 

Our special guest speaker for this week Terry Carico with Farmers Insurance. Terry will be talking about various exclusions in policies and what you should watch out for. Are you covered properly or not? That's a very good question considering all of the weasel clauses insurance companies put in their policies. And what good is insurance if you have a major claim like a fire and they try to slide out of it?

I get a lot of people who contact me needing both skilled and unskilled labor and don't have many good contacts because my guys work full time for me and I keep them busy. Everything from plumbers to electricians, painters, etc that are dependable. There is a market for both the jack of all trades and licensed professionals. If you have some good contacts please go to our website and post a comment saying their contact information and what their skill is. Ideally it would be good also if you could add a statement that says good price or quality work, licensed or unlicensed, a little rough around the edges or whatever so people have an idea of what kind of person it is.

There is always a market for a good handyman who's semi skilled in a number of trades with fair prices so if you've got some you don't have on full time please list them. Please list some of the skills they have as well.

Last week city councilman Court Rosin was unable to attend because he felt like he was coming down with the flu. I talked with him the following day and we're setting up another time to talk in January. 

This Tuesday our special guest speaker will be John Lusher of Consolidated Construction Services. John will be talking about responding to a disaster, more specifically a fire, and why you need to respond quickly from a restoration standpoint. 

I would be interested in getting ideas on how to motivate your insurance company to respond quickly to a disaster.  As many of you know, one of my houses was the victim of a repeat arsonist months ago. And the insurance company is still investigating the fires therefore will not pay. I had some people out there with a moisture meeter a few weeks ago and everything was still wet and the damage was continuing to spread even though it felt dry to the touch.

Just last week they had an attorney contact me requesting that I do a couple days worth of work. They want proof that I own the house, all mortgage history, all utility bills, leases, all proof of rent payments, contents inventory, every bank, mortgage company, financial institution, brokerage house and insurance company I have used since 2007 and the names, account numbers, addresses and phone numbers of all including ones that no longer exist. Every debt, credit card, financial obligation I have had individually or jointly since 2007 and the names, account numbers, addresses and phone numbers of all including ones that no longer exist. All state and federal income tax returns since 2006, cell phone records for September and October and a copy of the fire reports for the 2 fires and the police reports for the 2 fires. 

I definitely agree that they should cover all bases and do a complete investigation as I would do the same. But it is now becoming crystal clear that they are dragging their feet in a big way because this investigation of me should have taken place the week after the last fire. Not months later. 

I'm looking forward to hearing from John at our meeting about exactly what damage I should look for when the insurance company stalls like this because the condition of repair now is quite a bit more than the condition of repair when they did their appraisal months ago. And I will need to be armed with information from a professional so I can write them a good factual letter of ongoing damage, line of credit payments, loss of rent, etc that may help them put a little more time into their investigation so we can wrap this up.

A guy one of our member knows has about 80 new counter tops.  Some 27" some 36" wide.  Some 8 ft and some 12 ft long.  They are the bar or island type with no back splash.  He wants to get rid of them so someone might get a good deal.

I use these types of counter tops that I get from Habitat when the have them and they are great. Rip it with a table saw to the width you need if you're using it for a kitchen counter and put a 1X4 with some decorative molding on the top as a backsplash.

Hi Everyone,

Good information last week on the Fair Housing Laws. I was happy to hear that there were only 35 fair housing cases last year considering that over 40% of Roanoke are rentals. I'm sure that most of them were not intentional. Those that were intentional are unacceptable but with the laws ever expanding definition it's pretty hard to abide to these days. It's pretty easy to accidently not show one potential tenant the pool and show it to another. Looks like Roanoke is doing really well though.

Wow, what a great meeting we had last week for those who are interested in doing some big deals and getting the state to finance it with no personal guarantee on the loan and tax credits that will pay back for up to 50% of your construction costs. Combine that with a bridge loan to get her kicked off or a request to the city to sell municipal bonds to fund the deal like many projects are done such as the Ukrops build and some of Walkers deals and you've got a real winner. 
Yes, it's complicated but all you have to do is jump in with both feet and everything will work itself out. Get the right people on your team and make your offer to the seller is contingent on program acceptability and bridge loan funding........ and no escrow until that point. 
It was nice of Cliff Millirons and Costa Canavos to come out and talk with us and tell us about this great program. And Costa is the guy who will walk you through the process if you need help. Hi Everyone,

Last week we had a bunch of new people and our moderated group discussion was primarily based around beginner 101 topics.

We've got a great meeting scheduled for this Tuesday. Money guys always seem to draw a large crowd.
Our special guest speaker will be Cliff Millirons and Costa Canavos. Cliff and Costa work for the Virginia Housing Development Authority.

They will have a two-fold presentation: They will discuss their Single-Family Homeownership Programs; That is, the programs' basic guidelines, loan terms/interest rates etc. and how potential applicants can make application for their loans (i.e.- their local Roanoke area participating lenders).

And, on the Multi-Family side, they will discuss their Multi-Family Program loan products in general and give a brief up-date on some of the exciting downtown Roanoke projects financed through VHDA's mixed-use/mixed income financing programs. That's the kind of financing I'm looking for. I need to start getting involved with some big multifamily deals rather than the pettily stuff I'm messing around with now.

Wow, what a turnout at last weeks meeting. A record breaking 54 people. Not too shabby for a weekly get together. Our last group that large was with our commercial property expert friend Ray Alcorn.
 
Andy and Spanky did a fantastic job covering the bases on what to do when things go bad with tenants and what you can do to collect your judgement afterwards.
 
We've got another fun meeting planned for this coming Tuesday evening.
 
A few months ago we had my favorite real estate lawyer, Laura Wright, talk about Land Trusts from the standpoint where they can help you with anonymity on public records, lien protection, etc.
 
Tuesday attorney Stephen H. Kennedy, Jr. will be talking about land trusts from a financial planning standpoint. Land Trusts are used by those who are wise to decrease the tax burden on your children when you die.
 
There is lots of talk about the Obama Administrations desire to ensure that the Death Tax that Bush phased out will be completely reinstated. The Death Tax is an inheritance tax. In many cases when your children inherit your property or business through a "Will" they will have to sell it just to be able to pay the government. Inheriting it through a "Trust" allows them to minimize estate taxes.

We had a thought provoking conversation with Chris Perkins, the acting Chief of Police during our last meeting.  Chris appeared to support traffic cameras and crime cameras placed in high crime / low income neighborhoods. One encouraging thing Chris said is that he rejected the idea someone gave him that landlords should be criminally prosecuted for the behavior of their tenants. Chris realizes that landlords hands are tied in many ways and that they always help the police in any way they can when there is a problem. And that he will be supporting some legislation that will allow easier removal of people who are not on the lease but are unlawfully shacking up in the property.
 
I have not been able to find this piece of legislation. If anyone does please let me know so I can contact my state representatives to make sure they support it as well. It's important to be on the front end of these bills rather than on the back end when it has already passed.

Next Tuesday's special guest speaker will be Chris Perkins. Chris is presently the acting Chief of Police. Any of you that are wanted may want to steer clear of this next meeting. If I don't see you there I will have to assume that you are wanted ; - )   71 people total applied for the job as the Roanoke City Police Chief but the word on the street is that Chris has been doing a great job and will make a good Chief. Chris is going to come and talk with us about areas of concern and where the police have been focusing their efforts. 

Roanoke has had a significant jump in crime over the past years. In 2007 Roanoke was listed as the 2nd most dangerous place to live in Virginia just behind Richmond. In 2008 it was ranked as the 5th worst city in Virginia. These accusations lead to the police department pointing fingers at various agencies within the judicial system but this is not the issue as far as I am concerned. 

I'm not a proponent of locking up more and more people in the United States. According to the U.S. Bereau of Justice Statistics, in 2008 over 7.3 million people were on probation, in jail or prision or on parole at year end. That is 3.2% of all U.S. adult residents or 1 in every 31 adults. And we're just talking about 1 year!. The United States has the highest recorded documented incarceration rate in the world. 

When determining the underlying issues one must understand that there is a correlation between ignorance and violent crime. Why is there so much crime in Roanoke? How is our education system? Well, Roanoke has historically had a graduation rate in the 50% range and has only recently been able to move it up into the 60% range. Compare that to Roanoke Counties graduation rate in the 90% range. This mass ignorance and dumbing down of the population leads to higher violent crime rates. Lots of little wannabe gang banger punks on the street who can't get any "street credibility" unless they have been locked up a few times. 

I see the solution as being simple but it will take time. Continuing to be aggressive with crime is essential but the underlying ignorance issues need to be addressed to solve the problem which will require cracking a whip on the educational system and being willing to quickly terminate all teachers who can't make the grade and their superiors who don't have the management skills to make it happen. 

Take a look here for 2006 data related to crime in Roanoke. We beat the national average on the total overall crime index, murders, rapes, robberies, aggravated assaults, burglaries, and theft. The only place where we shine are motor vehicle thefts which are lower than the national average. The one of all of these crimes that takes a small degree of skill. I guess the lack of education has it's benefits in some areas.

Real Estate Investors of Roanoke VA

Hi Everyone,

Lots of good information last week from Lynn Gardner of Homeland Auctions. As I recall she said they have a free list available of all of the auction companies around. It would be nice to be on ALL of the auctioneers mailing lists so we're up to date on everything sold in the Roanoke area. I'm probably already on most of them but there may be a few I'm missing. If anyone gets this list from Lynn please email a copy to me so I can send it out to the group. Our special guest speaker this Tuesday will be Brian Casella. Brian is the vice president of Balzer and Associates, Inc. Brian is going to talk about some of the things their company does including land use planning & zoning, geotechnical engineering, environmental & soil studies, land surveying, site development engineering, residential land development, and structural engineering. 
 
I'm especially interested in the land use planning & zoning of which they say they have the local relationships and knowledge of the political processes necessary to obtain approval for rezoning, variances, conditional use permits, special exceptions and similar public land use processes. 

I wonder if they can get "special exception" approval for the big trailer park I want to build in Roanoke City : - )  That would be pushing it... huh???

Good meeting last week with Billy Basham and Kenny Lang, responsible for the cities waste removal. It was clear that they don't have the ability to manage their day to day operations and that we need to talk with the city manager regarding these issues. We should plan some time on discussing as a group specifically what changes we would like to see and start taking the needed steps to do so.

Tomorrows special guest speaker will be Bob Clement. Bob is the Neighborhood Services Coordinator. He acts as a liaison between the neighborhood associations and the city so he knows everything that is going on. I asked Bob if he could give us some insider information on what are the up and coming neighborhoods for investment purposes.

It is my opinion that it takes years for neighborhood blight to change but can be done relatively quickly with the right support. That change must come from heavy use of the police force, involved neighborhood groups that will not tolerate crime, code enforcement (picking on everyone, not just landlords), immediate judicial sale of property with unpaid taxes, city tax payer money spent on connections to good parts of the city so people will feel safe about spreading into the area, and help from the judicial system for landlords who want immediate eviction of tenants who have violated the law or are getting the police called on them regularly without the ability to rehear the case, contest the case and extensive time involved in the removal of the person and their belongings.
The city spending on connections with good areas is a good long term plan but the spread of new people into the area will take a very long time. Convincing enough good landlords that won't rent to those with evictions or a criminal background to buy up the property is a quick fix and the solution to neighborhood blight. I'm not so sure the city understands this because all they hear are complaints about landlords from the higher income areas. However, there is a necessary transitional stage involved in changing a neighborhood and step one in a quick path to doing so is getting quality landlords in the area.  This immediate revamping of the neighborhood will quickly make the neighborhood a safe place for good homeowners to purchase property. As property values rise, flippers will move in. Down the road many landlords will cash in and move on to the next up and coming neighborhood.

But in order for this to happen, the city has to make the first step in the development of an investor friendly program including, neighborhood regentrification, extensive tax rebate programs, relaxed regulations and a change of attitude towards investors who are spending 10's of thousands of dollars rehabbing property and increasing the tax value of all property on the block, and the development of a solid plan of action to virtually eliminate violent crime, prostitution and drugs in the area.

Great stuff.......  There are some interesting things going on in Roanoke right now and I'm looking forward to getting some insight from Bob.

And we're moving towards another fun meeting next week. Our special guest speaker will be Skip Decker. Skip is the head of Roanoke City's waste and bulk trash pickup. He's going to talk about a number of topics pertaining to trash, recycling, how to get free dumpsters and the present rules the city has on bulk pickup pertaining to brush and your evictions or moving tenants.
 
I'm sure many of us have some issues of concern regarding the cities waste removal and this will be a good opportunity to ask some questions and form a small committee as we did with the water authority to work with Skip on resolving these issues. Lets voice our opinions but keep our comments relatively tame in the upcoming meeting so Skip doesn't feel defensive as if he jumped in a tank of sharks.
